The Edwards Group

Edwards Group Real Estate is a Livingston County real estate team helping buyers and sellers navigate the local market. We work with the team each month to create short-form video content, manage social posting, and turn their day-to-day expertise into useful content people can actually understand.

Objective
Turn real estate expertise into consistent content people actually want to watch. The Edwards Group already had the experience, local knowledge, and stories. The challenge was turning that into a consistent stream of content without making the team spend every week figuring out what to post.
Strategy
Build a repeatable monthly content system around the questions clients are already asking. Each month, we plan and produce eight short-form videos around real estate topics, buyer and seller questions, market education, local insight, testimonials, and the kinds of conversations the team is already having with clients. From there, we manage the social posting so the content does not just get filmed and sit in a folder.

Turning conversations into content

Real estate creates a constant supply of questions.

Should I price slightly under market? What happens after an offer is accepted? Are township taxes different from city taxes? What should I fix before listing? Do I need my own agent when buying new construction?

The Edwards Group answers questions like these every day.

Our job has been to turn that knowledge into content that is clear, useful, and easy to watch.

Instead of trying to manufacture trendy ideas every month, we build the content around the conversations Theresa and the team are already having with buyers and sellers.

That keeps the videos grounded in real problems and gives the team a reason to show up online beyond another “just listed” post.

Eight videos every month

Our monthly production is built around consistency.

We create eight short-form videos each month, typically designed for Facebook, Instagram, YouTube Shorts, and other social placements.

The topics change based on what is happening in the market, what the team wants to promote, and what questions are coming up most often.

That has included content around:

  • Home pricing strategy
  • Seller mistakes
  • Buyer education
  • New construction
  • Local taxes and townships
  • Home repairs and updates
  • Rural Development and USDA loans
  • Testimonials
  • Local market knowledge
  • What makes the Edwards Group different

The goal is not to make eight videos just because the calendar says we need eight videos.

The goal is to build a steady library of useful content that keeps the team visible and gives potential clients a better sense of how they think.

Making expertise easier to watch

Real estate content can get repetitive quickly.

Interest rates. Inventory. Market updates. Another agent standing in a kitchen telling you it is a great time to buy.

We try to stay closer to the questions people are actually asking.

A lot of the content is structured in a simple Q&A format. Ask a real question, give Theresa room to answer it naturally, then shape the final video so it is clear and easy to follow.

That approach keeps the videos from feeling overly scripted and lets the personality and expertise of the team do most of the work.

Content that supports more than organic social

The videos are built for social media first, but they can do more than fill a feed.

Strong educational clips can be used in paid campaigns. Testimonials can support landing pages. Builder content can help explain new construction. Seller-focused videos can become ad creative around specific problems homeowners are trying to solve.

That means the monthly content library gives the Edwards Group more options as the marketing changes.

Instead of starting from scratch every time they want to promote something, there is already a growing body of content to work from.

We handle the posting too

Creating the videos is only half the job.

We also manage social posting on behalf of the Edwards Group, which means the team is not responsible for filming content and then remembering to post it three weeks later.

We handle the scheduling, captions, formatting, and distribution so the content actually makes it out into the world.

That consistency matters.

One good video can get attention.

Showing up month after month is what starts building familiarity.

Building content around sellers

As the relationship has evolved, we have also started shaping more of the content around the kinds of business the team wants to attract.

For the Edwards Group, sellers are especially valuable because one relationship can often involve both the sale of an existing home and the purchase of the next one.

That has influenced the questions we ask, the topics we film, and the direction of future ad creative.

Instead of making generic real estate content for everybody, the goal is to create more content that speaks directly to the homeowners the team most wants to work with.

The result

The Edwards Group now has a repeatable system for creating and publishing short-form real estate content every month.

Rather than relying on random posts, market graphics, or whatever somebody remembers to film that week, the team has a consistent stream of professional video content built around real expertise and real client questions.

Eight new videos each month keeps the library growing, while ongoing social media management makes sure the work actually gets used.

The result is a stronger, more consistent presence online and a growing collection of content that can support organic social, testimonials, landing pages, and future paid campaigns.
